Private ownership, thoughtful design and a proven market niche: If these traits pique your interest as a development professional, you could find a promising career opportunity with a respected builder of active adult communities in Atlanta. This is a company that truly values integrity and has earned multiple awards for its customer service. It’s found more than a decade of success crafting well-appointed single-family homes with neighborhood amenities tailored to meet the precise needs of empty nesters. Reporting directly to ownership, the next land acquisitions and development manager will be an essential part of the organization’s ongoing growth.
This professional will make a substantial impact on the company’s direction and operations. He or she will secure land appropriate to achieve the organization’s strategic plans, refining acquisition strategy while tracking market trends and maintaining a competitive network of potential sellers. Feasibility studies, pro formas and the due diligence process also will fall to this manager. After presenting recommendations to the managing partner, he or she will negotiate purchase contracts and manage necessary land use processes to achieve company goals. On the development side, this new team member will oversee site engineering and construction project management for improvements. This will include bid solicitation and management of both contractors and relevant staff.
The role calls for at least five years in residential acquisition, planning and development. A bachelor’s degree also is required, preferably in civil engineering, planning or real estate. Familiarity with Tract-PIE software is a plus. Communication skills will be critical, as will the ability to provide effective financial analysis, estimating and project management.
