This recently acquired property has fair occupancy levels but needs someone who can take its performance to a new level. This will require a professional who can offer exceptional customer service and a proactive approach to problem solving. The community manager will hit targets for new leases, retention, receivables and other metrics with the help of a staff under his or her supervision. Budgeting, purchasing and broad marketing strategy will fall to this leader, as will hands-on involvement in leasing and property accounting. The community manager also will ensure company standards are met for preventative maintenance, safety, regulatory compliance and lease enforcement.
Previous roles managing large-scale residential property should inform candidates’ extensive knowledge of leasing and finance. A bachelor’s degree and proficiency with property management software are preferred. A CAM or ARM designation is also a plus. The community manager will be exceptionally organized and have a talent for conflict resolution. The ability to communicate with tenants, company leaders and everyone in-between is a must. A successful track record also should show enthusiasm and excellent site management.
