A diversified organization with deals valued in excess of $2 billion is looking for a driven executive to oversee its residential properties and their personnel. This is a stable, strategic and closely held organization that’s focused on the long term and committed to the success of its people. The company’s Cleveland-based vice president of property management will join the senior leadership team in setting organizational goals while taking top-level responsibility for more than 2,000 units of both high-end rentals and affordable housing. These properties are owned and managed by the firm, with the majority located in the Cleveland region.
He or she will direct the portfolio’s regional managers, as well as the property managers and staff they oversee. The vice president will prepare annual management plans based on budget projections and a careful reading of trends in local markets and rental rates. This executive will establish management practices and analyze monthly performance. During new projects, the VP will contribute to budget development and monitor performance goals. At the same time, he or she will hire, train and supervise property management staff. This role also oversees preventative maintenance scheduling and compliance with requirements surrounding HUD programs and the Low Income Housing Tax Credit.
The ideal candidate will bring at least 10 years of experience heading a property management department or division. Supervisory experience is required, as is a background that includes vendor negotiation, budget preparation and extensive use of YARDI. The new vice president will have a working knowledge of HUD multifamily regulations and REAC inspections. A relevant bachelor’s degree is preferred, as is a CPM designation or an Ohio broker’s license. This person must be a natural leader adept at conflict resolution and managing people, as well as a strategic thinker.
