A closely held investment firm that’s closed $1.5 billion in deals across the Southeast is looking for the right residential regional manager as it aggressively pursues new properties. This Charlotte, N.C.-based professional will have a chance to hone his or her leadership overseeing four business managers and about 1,300 residential units while contributing to the firm’s growth strategy. The regional residential manager will oversee the personnel and operations of his or her portfolio along with any special assets or projects assigned. This person will approve new hires and bonus distribution while coordinating staff professional development and ensuring employees meet this firm’s high standards for customer service. Oversight will also encompass operating budgets and ongoing reviews of all property management policies and systems. The regional manager will implement strategic marketing programs for each property and will monitor leasing benchmarks. This work will be informed by market surveys and other data that will also be used to develop successful pricing strategies. Additionally, he or she will contribute to capital projects strategy, as well as areas of new asset acquisition.
To perform these duties, this position requires a bachelor’s degree and a minimum of five years in residential property management at the regional level. Candidates should bring local knowledge of markets in Atlanta, Charlotte and Raleigh, N.C. They should also be familiar with MRI, Nexus or similar accounting software. A CPM designation is preferred. Additionally, candidates will need to demonstrate their ability to present information in public forums and to offer exemplary customer service when interacting with vendors and residents. Candidates should also demonstrate their ability to build teamwork and provide consistent leadership.
